The jobs report for May was a surprise to the upside, with 272,000 new jobs. Wage growth also came in hotter than expected. Good news, right? But maybe it’s not so good for the fight against inflation. It stokes fear among Fed officials that inflation could heat up again if they cut interest rates too soon. With so much weight given to those reports, just how accurate are they? In this episode, José Torres will explain the jobs report and how the data varies depending on the method used to collect the information. As an economist with decades of high-level experience, he’ll share other insights about the economy, inflation, interest rates, mortgage rates, a possible recession, and how all this impacts real estate and the housing market. José Torres is senior economist at Interactive Brokers. Previously he worked as an economist for the US government at the FDIC and the BLS. He also taught economics at the City University of New York and earned a master’s degree in financial economics from West Texas A&M University. He’s given frequent presentations to public officials and private executives and is often asked for interviews by major media outlets in both English and Spanish. Stay informed about the housing market, investing, and real estate with a free RealWealth membership. I’ll also be hosting a free webinar with economist John Chang on the housing market next month, on July 25th. You can sign up ahead of time here and we’ll send you a reminder! Syndicated real estate deals can be complicated and can look like a lot of legal mumbo jumbo, but you CAN make sense of it all with a few good pointers! And that’s what you’re going to get in this interview – a short-but-sweet overview of the syndicated real estate deal in language you can understand. Our guest is a syndication lawyer who will explain things like capital calls and how to deal with them, the difference between a private placement memorandum and an operating agreement, and why it’s so important to look at how the syndicators are defining their terms. One of those oh-so-important terms is the “preferred return.” You definitely want to understand that one! Attorney Bethany LaFlam describes herself as a seasoned deal lawyer, a conscious wealth creator, a real estate investor, and a mother. She has more than 20 years of experience practicing law and is currently a managing partner for the Premier Law Group, which focuses mostly on real estate syndications and funds. Among other career highlights is Bethany’s first job at a prestigious Los Angeles law firm called Quinn Emanuel. She then launched a boutique law firm in Newport Beach, California, and merged that practice into a firm in Chicago. Her clients have ranged from real estate syndicators and developers to industries involving aerospace, energy, medical services, and technology. If you'd like to put Bethany’s advice into practice, please check out our current syndicated deal in Ridgewater, Oregon. We are building homes there and are offering a 12% preferred return to accredited investors. You can find out more at https://growdevelopments.com Thanks for listening! With interest rates hovering around 7% and housing prices still soaring, does it make sense to be a homeowner? Or would it be wiser to rent, spend less money, and enjoy more lifestyle flexibility? And how will the lawsuits against NAR impact the cost of buying a home? Will they help bring prices down by reducing real estate agent fees? These are hot topics for American home buyers and investors. In this episode, you’ll hear from a guest who’s made it his business to democratize real estate agent fees. He also believes that, in many cases, renting is a better financial option than buying. What you’ll hear in this interview is a lively discussion about how the lawsuits against the National Association of Realtors might impact home prices, housing inventory, and real estate agent compensation. The debate also heats up when we discuss the virtues of real estate investing versus stock market investing. If you know me, you know where I stand on that issue! My guest, Jack Ryan, is the founder and CEO of REX Real Estate, which is a startup proptech brokerage that provides a digital alternative to the traditional real estate agent model. Jack has an impressive educational background with degrees from Dartmouth College, Harvard Business School, and Harvard Law School. He’s a former Goldman Sachs partner who transitioned into a high school teaching position on the South Side of Chicago before he founded REX. He now resides in Austin, Texas. You’ll find his book on Amazon: “Bringing Adam Smith into the American Home: A Case Against Home Ownership”. Tax deductions are a big deal for real estate investors and there’s one important deduction that’s dangling from a cliff right now. It’s the 100% bonus depreciation that’s currently hung up in the Senate, past the date mentioned in this interview. But our guest, Brandon Hall, will fill you in on exactly how this deduction works and why it’s so important. He’ll also dive into several other very useful tax topics including how you can qualify as a real estate professional for additional tax savings, whether real estate investors are experiencing more audits right now, and what situations might increase your risk of an audit. Brandon is founder and managing partner at Hall CPA and is also known as The Real Estate CPA (www.therealestatecpa.com). He studied accounting and finance at East Carolina University and specializes in creating “tax smart” portfolios for clients. He’s also a real estate investor with more than two dozen units. Previous employment includes PwC and Ernst & Young. Brandon’s team recently held a virtual live event called the Tax, Legal & Wealth Summit May 2024. I was among the speakers. You can still get access to a replay of the event at their website if you click on “reserve your free ticket.” Join RealWealth to jumpstart your real estate portfolio. I love getting together with long-time real estate investing friends. It’s been a few decades now since I started investing in rental properties and co-founded RealWealth to help other people do the same. Homeowners are seeing their insurance costs skyrocketing, and in some cases, they are getting their insurance canceled all together, even after they’ve bought insurance from the same company for years without any claims. What should homeowners and real estate investors know about buying property insurance in today’s market? In this episode, you’ll hear from an insurance expert with decades of experience. He’ll talk about why insurance rates have gone up so much, how inflation and natural disasters are playing into this, what you can do if your policy is canceled, what insurance options are recommended for landlords, and how insurance brokers can make it easier to get a policy that fits your needs and your wallet. The buy and hold strategy is a great strategy for real estate investors, but what do you do if your property has increased substantially in value and is no longer giving you a reasonable return on your equity? In other words, if you consider the value of your property today, would it still make sense to rent it out? If not, you may be sitting on a lot of dead equity that could be put to better use. And the best way to do that is by selling the high value property and exchanging it for a better-performing property without paying a capital gains tax on the one you sell. This is what you call a 1031 exchange and is beloved by knowledgeable real estate investors. But there’s a very specific procedure to follow which you’ll find out about in this interview. You’ll hear from the owner of 1031 Specialists, Jeffrey Bemis, who is now helping RealWealth investors with the 1031 exchange process. Jeff has a lot of experience in finance and real estate. He previously worked for Ernst & Young as a CPA before turning his career toward finance and attaining his CFA title. In 2006, Jeff joined Rimrock Capital Management, a California-based hedge fund with $4 billion dollars under management. He led the less liquid and alternative capital strategies at Rimrock during his 15 years as a portfolio manager which included billions of dollars of investment in commercial real estate transactions. Jeff then left Rimrock but took all his experience with him to start 1031 Specialists which he describes as a tech forward, education first, customer centric company unique in his industry. You can get in touch with Jeff and his team at this link: https://www.1031specialists.com/?r_id=AK814 You can also meet Jeff in person at our live event in San Francisco on May 4th. He’ll be there to talk to investors about the benefits of the 1031 exchange and how to do it correctly so you don’t end up paying the capital gains tax you are trying to avoid! For information on attending the live event, please go to realwealthshow.com and then click on Connect and Live Events. If you’re not already a RealWealth member, you’ll need to join, but it’s completely free and takes only a few minutes. Also a reminder to please subscribe to this podcast if you haven’t already!
